Plan Your Stay
We are expecting a very busy 2024, so we strongly recommend that you book early to avoid disappointment.
Minimum Stay:
During our main season we have a 2 night minimum stay. All minimum stay requirements can be found on our online booking form.
Please note that our B&B is also a family home and we are closed every day from 11am - 4pm.
If you require access to your room in that time, please let us know beforehand.
This does not apply for guests attending a wedding and the Melrose Book Festival.

Services & House Rules
Check-in time: 5PM - 9PM
Checkout time: 10AM - 11AM
We are very happy to provide evening meals (min. of 4 guests) and packed lunches. Please request them at the time of booking.
Please note that we have dogs and therefore cannot accommodate pets. Due to our cream carpets we kindly ask you to remove your shoes in the house. (We can provide slippers or please feel free to bring your own).
Our traditional B&B is closed every day between 11am and 4pm.
(This does not apply during the Melrose Book Festival and for guests attending a wedding but please let us know in advance)
Right at the doorstep of Bowden House you can access the Eildon Hills and St. Cuthbert's Way. We can arrange transport to and from your walking routes in the area, if you let us know beforehand.

How far are you from Melrose/St. Boswells?Less than 3 miles from both towns.

How long does it take to get to Edinburgh airport by car?It takes around 1.5 hours, but allow more time during rush hour.

How far are you from the Borders General Hospital?We are located 2 miles from the BGH (10 min by car).

Can I get the train to Edinburgh?Yes! Tweedbank train station is just outside of Melrose, approx. 12 min by car. There is free parking at the train station.
